Greystar has officially broken ground on a new residential development in King of Prussia, Pennsylvania, marking another step in the suburb’s ongoing shift toward multifamily housing. The project, known as 720 Vandenburg, will bring 205 rental apartments to a 6.85-acre site along Vandenburg Road, near major shopping destinations and employment centers in Montgomery and Chester counties.
Announced on November 2, the groundbreaking marks Greystar’s fourth development to begin construction in the Philadelphia region this year. The project is expected to be completed in fall 2028, adding new rental options to a market where housing availability and affordability have become growing concerns.
A Former Office Site Gets a New Purpose
The development will replace an approximately 85,000-square-foot former office building with a residential community designed to serve renters seeking access to jobs, shopping, dining, and transportation connections throughout the western Philadelphia suburbs.
The planned apartment mix includes one-, two-, and three-bedroom residences. Amenities announced by Greystar include a clubhouse, coworking space, a fitness area, a resort-style swimming pool with a grilling area, and a rooftop deck.
The property is located near King of Prussia Mall, the King of Prussia Town Center, and other commercial destinations that have helped make the area a major regional hub. Its proximity to employment centers and established retail corridors could make the development attractive to professionals and households looking for rental housing close to work and everyday services.
Housing Demand Meets Local Concerns
The project received approval from Upper Merion Township supervisors in a 3–2 vote in August 2026. While supporters pointed to the need for additional housing and investment, some supervisors questioned the building’s scale and raised concerns that the proposal did not include affordable or workforce housing.
Those concerns reflect a broader challenge facing fast-growing suburban communities: how to add housing while ensuring new development addresses a range of household budgets and fits into surrounding neighborhoods. The approved project will expand the area’s rental inventory, but it does not, by itself, resolve the question of how to provide more affordable housing options.
What the Project Means for King of Prussia
Greystar’s groundbreaking adds momentum to King of Prussia’s evolution beyond its traditional identity as a commercial and retail center. Replacing an older office property with apartments reflects changing real estate demand, as developers look for ways to put underused sites to new use.
With construction now underway and completion anticipated in fall 2028, 720 Vandenburg will add 205 homes to the local rental market. Its eventual impact will depend on delivery timing, rents, and how the new community performs alongside other residential developments in the area.
