Charleston is getting another boost in the national housing spotlight. A new Realtor.com analysis ranks the Charleston-North Charleston area as the No. 1 U.S. market for buyers looking for a newly built home at a competitive price, highlighting the growing importance of new construction in South Carolina's housing market.

The ranking comes as existing-home inventory remains limited nationwide. Many homeowners who locked in low mortgage rates several years ago are reluctant to sell, leaving buyers with fewer resale options. Builders, however, continue putting new homes on the market, giving buyers another path to homeownership.

Charleston stands out because new construction is unusually competitive with existing homes. About 24.8% of listings in the area are newly built homes, while new construction is priced roughly 12.2% below comparable existing properties. New homes are also spending an average of about 48 days on the market, giving buyers more time to consider their options.

    Builders Are Competing for Buyers

The shift is important because new construction has traditionally carried a premium. Builders are now increasingly using price adjustments, closing-cost assistance, upgrades, and mortgage-rate incentives to attract buyers facing higher borrowing costs.

For buyers, that can make a newly built home more competitive than expected. It also means buyers should compare the full financial package rather than focusing only on the advertised purchase price.

Charleston's strong population growth is helping sustain demand. New residents continue arriving for employment opportunities, coastal lifestyle, and quality of life, while developers respond with additional housing throughout the broader metropolitan area.

Greenville Adds to South Carolina's Momentum

Charleston isn't the only South Carolina market making the list. Greenville-Anderson-Greer ranked No. 2 nationally, further demonstrating the state's strength in new-home construction.

The Upstate has attracted major employers and continued investment in manufacturing, technology, healthcare, and logistics. That economic growth is supporting population growth and creating demand for new housing.

Having two South Carolina markets at the top of a national new-construction ranking is a significant signal for builders and investors.

    What Buyers Should Watch

For buyers considering Charleston or Greenville, the current environment may offer opportunities that weren't available during the most competitive years of the housing boom. More new homes and builder incentives can provide greater negotiating power and potentially lower the upfront cost of purchasing.

However, buyers should still evaluate HOA fees, insurance, property taxes, upgrades, construction timelines, and future development plans before committing.

For Realtors and investors, the bigger takeaway is the growing role of new construction in South Carolina's housing market. With resale inventory constrained and builders competing more aggressively, new homes could capture an increasing share of buyer demand.

Charleston's No. 1 ranking ultimately reinforces the state's broader housing story: South Carolina remains a high-demand market, but the opportunities for buyers are increasingly being found in new construction.
